Website operator and scope

This website is operated by JAG Solutions NY LLC, a New York limited liability company.

These terms govern use of this website and its inquiry features. They do not replace an executed consulting agreement, purchase agreement, assignment agreement, occupancy agreement, escrow instruction, or other transaction document.

Where affirmative acceptance is requested, you agree to these terms by accepting them. Do not use the website for unlawful purposes.

Website purpose

The website provides information about JAG’s consulting activities, property research, owner consultations, developer relationships, and potential residential opportunities.

Website content is not an offer to purchase a specific property, a commitment to provide services, or a promise that a transaction will occur.

Eligibility and accurate submissions

You must be at least 18 and legally able to act on your own behalf or for the organization you identify.

Provide accurate information and submit documents only when you have authority to do so. Do not impersonate an owner, developer, company, or authorized representative.

Inquiries and engagements

Submitting a form does not:

• Automatically book an appointment.
• Create exclusivity, representation, or a fiduciary relationship.
• Grant access to property inventory.
• Require either party to proceed.
• Establish a purchase price, assignment fee, or consulting fee.
• Provide marketing consent beyond any separate authorization you give.

The scope and terms of an engagement or transaction must be established separately.

JAG’s transaction role

In some transactions, JAG may enter a purchase agreement as a principal buyer and may assign its contractual rights to another purchaser for compensation, where permitted.

In that situation, JAG acts for its own account and has an economic interest in the transaction. JAG does not become the seller’s representative merely by discussing the property or entering a purchase agreement.

Required transaction-specific disclosures must be provided separately.

Property review and independent advice

Property information, preliminary research, and development discussions require independent verification. Users remain responsible for obtaining appropriate legal, tax, valuation, construction, zoning, environmental, title, and financial advice.

No website statement guarantees development approval, financing, profit, resale value, or closing.

Acceptable use

Do not use the website to:

• Submit fraudulent information or unlawful content.
• Harass, threaten, or discriminate against others.

Real-property transactions remain subject to the law applicable to the property and the governing provisions of the executed transaction documents. These website terms do not impose New York law on every property transaction.
